Newspaper advertising is expensive and charged upfront by local media - it is our professional opinion that this is an expensive type of marketing and not always productive in today's market. (approx €125.00 for a single ad and €250.00 for a double ad in the Galway Advertiser) More and more viewing requests are coming via email from properties seen on the web. We will, of course, take our client's wishes into account if they wish to go this route.

We produce a top quality coloured detailed 4 page brochure with photographs of your home and once it is on our system we run a filter through our buyer database matching your property type, location and price range with our database of buyers. Once this is filtered we carry out the following procedure:
  1. We call clients to talk to them about your home
  2. An automatic email with your property brochure attached will follow
  3. We post out a brochure and we FOLLOW UP with a call to confirm receipt
  4. We schedule people into our diaries a.s.a.p. for viewings
  5. We schedule viewings 6 days a week - 9am to 7.30pm - at a time that will suit both vendors and buyers
  6. We call second viewers and also to try to secure an offer on the property.
  7. We produce regular reports of web viewing activity, which we email to our vendor, enabling them to see the level of interest in their home.
  8. Once your home is on our system we send a "just listed" leaflet into houses in your area. We call our vendors back after each viewing with honest appraisal and feedback. Our vendors find this very helpful. If a pattern emerges from the feedback we can look at what might be holding people back from having a 2nd viewing or placing an offer on the property. Knowledge is power!
  9. In order for you to be aware of all of the costs involved, I will provide written confirmation of my fees and ancillary costs - you will know in advance all of the outlay to expect in relation to the sale of your property.

Essentially what happens is that the level of interest in a new property and the peak is in the first 5 to 6 weeks. (extending to 15 to 18 weeks) Therefore, this is the crucial time to ensure your home is guided at the right price and well presented to the market. Moreover given the fact that pictures speak a thousand words, it is vital that the pictures and description of your property on the web look their very best. It is understandably tempting to put your house on the market with a high guide price with the option of reducing the asking price if no viewings or offers are received. This is not the best route and one that I strongly recommend you don't choose. By opting to go this way, your house may eventually sell for below the market value.
